COCOON BARCELONA GENERAL TERMS AND CONDITIONS

Payment
• We do require a prepayment of the total rent (booking deposit) to hold your reservation. The amount is shown in the price calculation of the apartment and on the online booking form.
• Payment of the booking deposit can be made via credit card or bank transfer.
The booking is not confirmed until Cocoon Barcelona has received the pre-payment and you have received a confirmation email from Cocoon Barcelona.
• The remaining amount is to be paid in cash to the greeter upon arrival at the apartment.
• A security deposit is also required to be paid in cash upon arrival. The amount depends on the apartment and is indicated in your rental contract (Stay ticket). This amount is refunded in full after the owner has inspected for any damage.
Cancellation
• If the client cancels a fully paid reservation, there is a cancellation charge that will depend on the number of days before the beginning of the rental period. Please note that the booking deposit is non-refundable, not even in the case of force majeure.
- Less than 15 days before arrival: 50% of the total amount.
- Less than 24 hours before arrival: 100% of the total amount.
• In the event that the client changes the dates, it will be understood as a new stay and it will be subject to the cancellation conditions.
• Bookings are not transferable from one apartment to another.
• Cocoon Barcelona should be unable to provide to the client the property he has booked, we reserve the right to transfer him to a property of similar characteristics.
• If no agreement can be reached both contractual parties are authorised to cancel the contract. In this case Cocoon Barcelona will make a full refund of the booking deposit paid (except the part corresponding to the days that the apartment was used, if this were the case). Cocoon Barcelona will not be liable for further claims by the client.
• It is strongly recommended that the client purchase a trip cancellation insurance.
Arrival
The apartment will be available from 15:00 pm. If your arrival is earlier, please let us know in advance so we might try to accommodate you before. Please note that for arrivals later than 20:00 pm there is an extra-charge of 20€ and 35 € after 23:00pm.
Cleaning
The apartment will be cleaned prior to your arrival. When leaving, you are required to leave the apartment in reasonable condition and take out the garbage.
Number of guests
The client will inform Cocoon Barcelona of the number of guests included within the booking. Unless otherwise agreed by Cocoon Barcelona, only the number of persons indicated by the client when booking shall be authorised to use the apartment. The number of persons who may use the apartment may not exceed the number of persons allocated for each apartment, except for children under three years old. Pets are only allowed where permission has specifically been granted. In the event of any infringement of the aforementioned obligations, Cocoon Barcelona will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.
Behaviour
The client signing the check in form will be liable for the correct and decent behaviour of all the persons accompanying him/her. Should that person, or any of the persons accompanying him/her not behave in a responsible way, Cocoon Barcelona or the owner shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right for the latter to claim any type of compensation.
The neighbourhood´s rest and respect is very important for us. PARTIES, LOUD MUSIC or DISTURBANCE are strictly forbidden. If neighbours complain and/or police are called, it can result in immediate eviction regardless of the time of day or night. This will also result in loss of prepaid rent and refundable damage deposit.

Liabilities
Cocoon Barcelona nor the owner of the apartment shall be liable for any direct or indirect damages that may arise as a consequence of the use by the client of the apartment, including without limitation, damages, insurance, losses because of fires, robbery or criminal behaviour.
In case of any infringement of the aforementioned obligations, Cocoon Barcelona at its sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.
Our Website
While Cocoon Barcelona do their utmost to maintain the accuracy of the information contained on our website, we cannot be held liable for any errors or omissions that may arise or be responsible or liable for any negligence in relation to information on or accessible from this website. Cocoon Barcelona also reserves the right to change information published on the site at any time including rates, descriptions and photographs.
These terms do not affect consumer statutory rights.
